Mortgage broking sits under the Best Interest Duty, so the job is understanding the client deeply enough to genuinely act in their interest. A simple framework: discover, clarify with questions, educate, recommend, and agree on next steps.

Where your first clients actually come from

  • Family, friends and colleagues: the low-hanging fruit, but it will run out
  • Professional referral networks: accountants, buyers agents, real estate agents, financial planners, conveyancers
  • Community groups you're already part of, sporting, cultural, business or networking
  • Social media: one useful pillar, but not the whole table

You don't need to know every lender's policy from memory, with 50+ lenders and near-weekly changes, no one does. What matters is knowing where to find the answer.
